This is a remodeled vintage 1962 travel trailer bought from a lady named Ruby who painted the exterior and named it Groovy Ruby. The beds can be 2 single beds or a king bed with insert. There is an outdoor restroom 75' away with a toilet and cold water sink. An outdoor BBQ kitchen 50' away. Coffee and percolator are provided in the Ruby as well as basic earing silverware and dishes. The rental is 50' away from free parking. The Ruby is set near landscaping and water fountain. Enjoy the countryside setting with tame free range chickens and friendly dogs.

No internet is provided at this rental. AT&T, Verizon, and TMobile have very strong signals for hostspot internet. There is a ROKU TV for gaming, and if needed for regular TV, you will need a cellular hotspot and knowledge of ROKU TV to use.
The host is not responsible for ROKU TV operations as the host does not have a TV and does not know the operation of ROKU. The guests have been notified of no internet and ROKU TV policy.
Quiet hours are 9 pm til 9am. This also means no roaming or walking around the property during these hours further than 50' from your rental. The use of the outdoor restroom is an exception to this rule.
Absolutely no littering, please, this includes cigarette butts, beer caps, water bottles, face masks, tooth floss tools, and anything. Trash cans are provided everywhere. Litter found behind your stay or seen on surveillance will result in an additional $50 or more cleaning fee.
There is a deep ravine running thru the property, guests are NOT allowed in the ravine or within 20 feet of the ravine for safety concerns.
No parties or loud activities allowed. This is a getaway for being in the mountains, not for loud parties. This policy will be enforced.
The host's pasture dogs run the property for critter protection and protecting the resort. They are very friendly with people. They are trained to go away if you tell them "go away" and hand signal them too. Please, DO NOT feed the dogs anything as it will make them sick. DO NOT let the dogs inside of the rentals.
Booking fees are for two guests, after 2 guests, an additional $30 per person will be charged at booking. Any persons entering the property are considered guests. The booking guest must disclose all people coming on the property before they enter. Any person entering that does not spend the night is an additional 30 per person. The host must be notified if you bring non-booked guests on this property before they enter the property.
You are booking the rental only(dwelling), when you leave the rental or rental parking area to walk the property or enter the National Forest, neither VRBO or the host are responsible for any accidents that might occur. You will be responsible for any damage in or outside of the rental, including adjoining property to the rental. Surveillance is located at all outdoor areas, and pictures are taken of all indoor and outdoor areas for reference before check-in by host.
Host is available by cell or VRBO messages from 6am til 8pm. From 8pm til 6am, if the host is needed for an emergency, please awaken the host by knocking on the porch door with light on at host's main residence
Dishes are to be washed, dried, and put away, failure to wash dishes and or put them away will result in an additional $50 cleaning
Campfires are allowed in designated areas only when county burn laws are okay. You must inform host you are having a campfire before you do so by 6pm. There is a 5 gallon bucket/and shovel provided and it must be full of water and near the campfire. All campfires must be fully extinguished before leaving them.
Entrance gates at highway must be kept closed and latched ay all times, please keep them closed and latched.
No shoes in rental, please remove
NOTICE TO PET OWNERS:
We follow all ADA laws.
No pets allowed including emotional support pets(host has an exemption from emotional support pets from VRBO) due to safety concerns with hosts pasture guard dogs as they run the property for predator and critter control and could encounter guests dog and cause harm.
SERVICE DOGS: If you have a qualified service dog please contact host before booking to discuss safety issues on this property.
Impersonating a service dog is a misdemeanor in the State of New Mexico and a $1000 fine. Any suspected impersonation of a service dog will be immediately reported to the ADA director of New Mexico, Lincoln County Sheriff and VRBO.
Host has an exemption from VRBO for hosting emotional support dogs due to safety concerns, a cancellation of booking will occur if emotional support dog or any pet is brought on property and guest will be asked to leave.
There are 24 hour a day recorded surveillance at all gates and on all outdoor property.
The host reserves the right to refuse entry or remove anyone bringing a pet on the property and the guest will forfeit all booking fees to the host and VRBO if a pet is brought on the property. Thank you
There are dogs on the property as described above, if you are afraid of dogs you should not book here as they are not kenneled. DO NOT LET HOST'S DOGS INSIDE OF RENTAL. The dogs are friendly with people, not so with other dogs or pets. DO NOT FEED THE DOGS ANYTHING
No indoor smoking, if smoking indoors is detected a $500 fee will be added to the booking for cleaning and fumigation.

Notify host if trash cans are full for removal. Leave no food or drinks outside to keep from drawing in skunks, raccoons ans foxes. Property is fenced against coyotes,deer,elk and large animals.
This property adjoins the Lincoln National Forest wilderness and we are in New Mexico. Hence, the possibility of rattlesnakes, raccoons, skunks and other critters exist as well as insects on this property and adjoining property. Keep all gates closed and latched at all times
