Our apartment is a short walk from Carriageworks, King St., Sydney Uni. and Royal Prince Alfred Hospital.
Buses depart every 4 minutes from a stop just 250 metres away and in 20 minutes take you to Sydney's iconic landmarks, (the Harbour Bridge, the Opera House, Circular Quay and Habour Ferries, the Museum of Contemporary Art ETC).
The bedroom features a King size bed, or 2 X extra length single beds. Your unit has a separate den with two King single sofa beds, suitable for two or three accompanying children. There is a second separate toilet just off the lounge.
The full sized kitchen has a cooktop, microwave, oven, complete with a 4 place dining setting.
There are adjoining laundry facilities with laundry tub and combined front loading washing machine/dryer.
Your ensuite bathroom features twin head and twin control showers, stone top vanities and heated towel rails.
Your kitchen opens onto our fully grassed courtyard where you will find an authentic Italian woodfired oven and mains connected natural gas barbecue.
After a big day out you may want to cosy up in front of our burning log gas fire, and further research the next day's destinations, or video call home, on our 42" internet connected LCD TV's. Each room in your unit has built in stereo ceiling speakers, with their own volume controls and the ability to switch between different sound sources; (EG MP3 for the bedroom and radio for the Den). Your unit enjoys its own separate entrance, and MIFARE card security.

4.1 General requirements
a) Guest and Visitors must comply with all House Rules, By-Laws and instructions from the Manager and security
services during their stay; and
b) Guests must notify the Manager of any disputes or complaints from neighbours as soon as is practicable.
4.2 Noise and Residential amenity
a) Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy;
b) Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses
c) Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.
4.3 Visitors: The Maximum Number of Guests allowed to stay in the Unit is 4.
Guests are permitted to host a maximum of four additional visitors, who may visit for a maximum of 4 hours per day, any time between 7AM and 12PM. Guests may negotiate with the Manager to have additional numbers of visitors for extended time periods, as long as such negotiation occurs at least 4 hours prior to any such proposed visit.
a) Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times; and Guests are responsible for ensuring that Visitors comply with these House Rules.
4.4 Gatherings or functions
a) The Property is not a “party house” and any such activities are strictly prohibited; and
b) Any gathering, celebration or entertainment permitted at our Property must not conflict with residential amenity and must comply with all the other requirements.
a) On-street Parking: Guests and Visitors are to comply with the local parking regulations of the City of Sydney. The manager may be able to assist incoming guests by handing over a longer term on-street parking spot to an incoming guest.
b) Parking arrangements at the Property are as follows:
Strictly in consultation with the Manager, guests may park a motor vehicle in the grassed backyard area. The parking spot is accessed via a remote controlled roller door. The Manager may determine that a guest’s vehicle is too big or too low to park in the backyard. Guests will have to comply with any direction given by the Manager in relation to parking on the property.
4.6 Garbage and recycling
There is a slide-away receptacle in the Island Bench for lightweight non-recyclable waste. There are crates in the laundry under the stairs for dry paper, glass and other re-cyclable rubbish items.
When the slide-away receptacle is full or reaches a weight that might cause damage to the bin sliders, the plastic bag in the bin should be removed and deposited in the appropriate bin near the backyard roller door. The Yellow Top bin is for all recycling rubbish. The red top bin is for all other waste.
Any heavy items of waste should be deposited directly into the appropriate wheelie bin. The manager will ensure the Wheelie bins are emptied every Friday morning.
Excess rubbish must not be left in public or common areas.
Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.
4.8 Grassed Backyard Area
Our grassed area is for quiet enjoyment. Guests are not permitted to slide on it, dance over it or engage in any other activity that will artificially accelerate the natural wear and tear of the grass.
Smoking is not permitted indoors. Smoking is not permitted near the front door entrance, or in the back lane. Any smoking is therefore to take place in the back yard. All extinguished cigarette butts should be deposited directly into the Red Top Wheelie Bin which is found in the backyard. For your own amenity, no butts or Ad Hoc ash-trays should ever be left in the backyard.
No pet is permitted to be on any part of the property at any time. If a guest has a problem with an intruding neighbour’s pet, the manager should be informed immediately.
Enjoy using the barbecue. For your own good health and the amenity of following guests, ensure you clean the barbecue and surrounds after each use of the facility.
4.12 Woodfired Oven
You must not use the Woodfired Oven without first seeking the permission of the Manager. If permission has been obtained, a supply of wood is housed at the front of the oven. Generally this wood needs to be split before it can be used. An axe and log splitter are kept behind the dome of the oven on the right hand side. Only split wood on the wooden block adjacent to the Yellow Top wheelie bin.
Do not attempt to split wood if you are not experienced at doing so with tools similar to those provided by us. You must contact the manager if you have any doubts in this regard. More details concerning the operation of the Woodfired oven can be found in your Apartment Facilities Manual.
4.13 Damages and breakages
Damages and breakages must be reported to the Manager at the time they occur, in case action can be quickly taken to minimize the damage and to restore the property to the state of good repair you found it in. In addition, one accident or breakage left unattended may heighten the risk of consequential damage or accidents occurring within our property or the property of our neighbours.
4.14 On departure arrangements
All keys are to be left on the island bench in the kitchen. All waste and recycling rubbish must be removed out of the apartment into the Wheelie Bins in the back yard prior to leaving. Any instance of damage to any item of property in the apartment or any instance of damage to the property itself must be reported at this time if it was not possible to do so earlier.
4.15 Emergency Contact
In the event of an emergency relating to the Property, please telephone Lloyd Suttor on local number or mobile (provided after booking).
a) Breach of these House Rules is a breach of the Terms and Conditions of occupancy.
b) The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these House Rules or who cause a nuisance.

Thanks for those kind words. Sorry we slipped up on the sponge for the bench tops. I hope you were able to make do with the roll of paper towels which is always present on the bench top. That's a great idea re. the full length mirror. After all these years of hosting we just never thought that through. I will definitely be getting on to that. Either the spot you suggested, or maybe on the inside of a wardrobe door. When it is done I will put a photo in our gallery and I'll drop you a line so you can check it out. Lloyd provided a selection of breakfast items which was such a nice touch.
The apartment is 10 min walk from the MacDonald train station which is idea.
My little one loved running around in the garden.
We stayed at a lot of places while in Australia and the one thing that none of them except for Lloyd provided was an instruction manual on how to operate the washing machine etc- thumbs up there.
The only criticism about the apartment is that you can hear EVERYTHING the upstairs neighbours are doing. Unfortunately for us, our upstairs neighbours were mostly active between 2am-5am so we did not get a decent nights sleep the whole time we were there- we left exhausted.

I am really sorry to hear you had that experience. When I showed you the apartment I am certain I would have told you that you must contact me ANY TIME if there are any issues concerning your stay. This is the first time such a problem has arisen, and if I had known the folks upstairs were over-doing it late at night I would not have hesitated to take immediate action. If I had know I would not have hesitated to call over to let them know face to face, in the nicest possible way, that they were breaking house rules and that they would be out if the behaviour continued. But as I say, the key words here are IF I HAD KNOW. Once again I sincerely apologise that you were subjected to such errant and completely unusual behaviour. It is just not the usual style of folks who stay at our apartments.
Nevertheless thanks for your feedback, and I will modify our information booklet and house rules to make crystal clear my willingness to respond to any guest's needs AT ANY TIME DAY OR NIGHT, and to re-emphasise the need for all guests to conform with house rules regarding excessive noise.

Lo siento mucho escuchar que tuvo esa experiencia. Cuando le mostré el apartamento seguro que te hubiera dicho que debe comunicarse con cualquier tiempo si existen problemas con respecto a su estancia. Esta es la primera vez ha surgido un problema, y si lo hubiera sabido que la gente arriba estaba haciendo demasiado tarde en la noche no habría dudado en tomar acción inmediata. Si tenía saber que no habría dudado en llamar para hacerles saber de cara a cara, de la mejor manera posible, que estaban rompiendo las reglas de casa y que estarían fuera si el comportamiento seguido. Pero como digo, aquí las palabras clave son si sé que había. Una vez más me disculpo sinceramente que fueron sometidas a tal comportamiento errante y completamente inusual. No es el estilo habitual de personas que se alojan en nuestros apartamentos.
Sin embargo gracias por sus comentarios, y modificará nuestras reglas de folleto y casa información para hacer claro mi voluntad de responder a las necesidades de cualquier cliente en cualquier día de momento o de noche y volver a insistir en la necesidad para todos los huéspedes de conformidad con normas de la casa con respecto a un ruido excesivo.
